    ONE of Ayala Land Inc.’s (ALI) subsidiaries, Avida Land, wrapped up its development activity in Bonifacio Global City with a big bang by launching the Avida Towers Turf.

    Herbert Herrero, Avida senior division manager, Project and Strategic Management Group and South Luzon Area head, said the property bought from the Fort Bonifacio Development Corp. has a very good potential, is accessible through public transport and located to nearby schools.

    In developing Turf, Herrero said it will put emphasis on space since the name Turf refers to “personal territory” or “one’s home ground.”

    “In line with this, Avida Towers Turf offers space-efficient units, which provide more value from one’s living space. Located at the active side of North Bonifacio Global City, it encourages residents to have a balanced lifestyle—a mix of experiencing leisurely activities and a working environment, while, at the same time, enjoying their own personal space and intimate time with loved ones in their very own ‘turf,’ Herrero said.
    “The residence has a modern but warm aesthetic design, mirroring the urban and relaxed lifestyle within its walls, while maximizing the views of its amenities and surrounding greenery,” Herrero added.

    Herrero pointed out Avida Towers Turf will be an appendage to its other developments in the area.  Just like previous ALI developments, the ground floor (retail area) will have an integrated design for easier access to the retail areas of other Avida developments. Moreover, adjacent open spaces, parks, arcades and walkways will interconnect and provide a district retail experience.

Residential units will be priced at an average of P150,000 per square meter. Tower 1 will begin turnover by March 2020.

    Herrero said Turf is strategically near world-class schools, offices, parks and leisure and recreational activities.  Among the “active North” attractions are Turf BGC all-weather football field, Flying Trapeze Philippines, Kidzania and the upcoming BGC Sports Complex.

    Avida Land, a subsidiary of property giant Ayala Land, Inc., expects to generate revenues of at least P6.8 billion from the recently launched Avida Towers Turf BGC which will be built on one of the last residential parcels of Bonifacio Global City, Taguig.

    In a press briefing, Herbert Herrero , Avida Senior Division Manager – Project and Strategic Management Group said the two-tower condominium will rise on 9th Avenue corner Lane S in BGC.

    Avida has established a strong presence in the premier district, with eight residential and office projects worth a combined P32 billion in just five years of which about P24.3 billion has already been sold.

    The company has a total of 3.2 hectares of land in BGC, of which 2.8 hectares are currently being developed.

    The first tower of Avida Towers Turf BGC will rise 36-storeys high and offer 537 residences in one-, two- and three-bedroom configurations with a total sales value of P3.4 billion.

    Both towers will each offer 537 units across 30 residential floors, plus six levels of podium parking. Units range from 37 sqm to 58 sqm in size. Selling prices are between P5.2 to P10 million.

    Avida expects to launch the second tower next year although, Herrero noted that, at the rate the prices are rising, the cost of units in the second tower will likely be much higher.

    “Historically, Avida has been launching one tower a year,” said Herrero.

    For its three-bedroom unit, Avida Towers Turf BGC introduces a smartly configured, space efficient schematic at 56 sqm. This provides the market with an option for a three-bedroom home in the premium district of BGC.

    The project also offers only 18 units per floor, to further increase residents’ privacy.  Amenities include adult and kiddie swimming pool, a stand-alone clubhouse, children’s play area, garden area, a view deck and an indoor gym.  It is also bounded by streets on all sides.

    “This means residents will see a wider distance from adjacent properties because of building setbacks. The larger spaces result in better airflow and ventilation,” said Herrero noting that, “being centrally located in the active North, Avida Towers Turf BGC brings nearly everything within reach in BGC.”

    The first tower will be completed and turned over in March 2020.
