    Avida Land, the middle-income unit of Ayala Land Inc., is investing P1 billion to build its first low-rise, single-tower residence in Makati called One Antonio that is expected to generate P1.7 billion in revenues.

    The 6-storey residence has a low density of only 198 units in a 7,059 square meter property on Sacred Heart Street in Barangay San Antonio, Makati, Avida assistant vice president for Project & Strategic Management Group Herbert Herrero.

    One Antonio units are in 2-bedroom (56-60 sqm.) and 3-bedroom (62-66 sqm.) cuts. Selling at about P150,000 per square meter, unit prices will start at P8 million, said Herrera.

    “One Antonio will appeal to end-users seeking a home closer to the business district, who see Makati as a central location, or who may be empty nesters considering downsizing,” said Herrero.

    He added that “it is also poised to attract investors who are interested in renting out units to Makati-based professionals, or who see the high re-sale value of a Makati property.”

    One Antonio Makati is situated in a quiet residential area with nearby landmarks such as the Makati Central Police HQ, Makati Central Post Office, and Makati Medical Center. Offices, schools, churches, foreign embassies and commercial districts such as the Ayala Triangle Gardens and Ayala Center are within a 2-km radius.

    With respect to design, One Antonio bears a number of firsts for Avida despite being the fourth project of the developer in the area.

    It is the first residence with a low, single tower in a T-shaped design with single loaded corridors and a landscaped atrium at the center.

    All units come with a 5-sqm balcony and 100% parking provision in ground level and basement level parking spaces.

    About 60 percent of the property is given to shared open spaces. The open grounds feature a lawn, pavilion, adult pool and kiddie pool, landscaped gardens, outdoor seating area, fitness area, playground and a jogging path around the building.

    One Antonio’s unique design from other Avida developments was conceptualized to complement the peaceful neighbourhood community of Barangay San Antonio. Thus, the low-rise, single-tower residence was styled to offer its future residents condo-village living in the heart of the city.

      Mid-income real estate developer Avida Land on Wednesday introduced “One Antonio,” its first low-rise condominium that combines village-living experience with the convenience of residing in the country’s business and commercial capital.

      Known for building multi-tower condo developments in its 25-year history, Avida this time decided to veer away from towering residences to create a development appropriate for a residential neighborhood.

      One Antonio will soon rise on a 7,059-sqm land along Sacred Heart Street in the quiet community of San Antonio Village, Makati.

      “One of the desires of the market when they buy a home, at first, was ‘I want to live in a village,’ because it’s quiet, calm, not as noisy as (living in a) CBD – you have the feel of spaciousness. But then again, it becomes a compromise when you’re thinking of the proximity of your home to your work or the places of action.  So, we thought, what if we marry those two ideas?” said Jojo Fabricante, head of Avida’s Innovation and Design Group, in the briefing with media.

      The six-storey, low-density residential development has 198 units, comprised of only two-bedroom units ranging from 52 sqm to 60 sqm, and three-bedroom units in 62 sqm to 66 sqm.  Each unit will also have a five-sqm balcony.

      Owners are also assured of one parking space each, Fabricante said, boasting the development’s 100-percent parking provision.

      Selling at about P155,000 per sqm, units in One Antonio start at P8 million. Avida said it has invested P1 billion for the development, and expects a P1.7-billion total sales.

      Condo-village living

      One Antonio is Avida’s first residential condominium to feature a one-tower, low-rise and low-density design with 60 percent of the total land area dedicated to open spaces.

      The open grounds feature a lawn, pavilion, adult pool and kiddie pool, outdoor seating area, fitness area, playground and a three-kilometer jogging path around the building.

      With each unit having their own balcony, residents will better appreciate these open spaces, Fabricante added.

      Unlike their usual projects, Fabricante said the T-shaped development will have spacious single-loaded corridors and a landscaped atrium at the center of the building, thus, maximizing natural light and ventilation across the property.

      Convenience and accessibility

      One Antonio, at the same time, features the convenience of living close to Makati’s central business district.  Within its two-kilometer radius are schools, churches, hospitals, sports clubs, foreign embassies and commercial centers such as the upcoming City Gate, Ayala Triangle Gardens and Ayala Center.

      It is also near the Makati Central Police headquarters and the Makati Central Post Office.

      “The property was conceptualized as a distinct condo-village development. With its refreshing open spaces, tranquil ambiance, and close proximity to the Makati CBD, homeowners can maximize the benefits of living in a condominium without having to sacrifice the perks of living in a village,” said Fabricante.

      Groundbreaking ceremonies for One Antonio will be held later this year, said Avida officials. Turnover of  units will begin in September 2019.

      Avida officials said they are also planning to replicate the concept and design of One Antonio.  With few good lands left in Metro Manila, they said they are exploring other areas as far as the Visayas and Mindanao for future developments.
